Once you’ve accepted an offer, the excitement can quickly die down with the daunting conveyancing process, but that is where we’re here to help.

What is conveyancing?

Simply put, conveyancing is the process of transferring property ownership from one person to another. But as you may already know, it’s a lot more complicated than that.

    Step 1

    Whilst you complete your property detail forms, the solicitor will gather the original property deeds from the Land Registry.

    Step 2

    The contract details are prepared and sent to the buyers solicitor.

    Step 3

    There will be back and forth as your solicitor and the buyers solicitor deal with any questions and enquiries.

    Step 4

    Once both parties are happy, you will be sent the contract to sign which your solicitor will hold onto until you’re ready to exchange.

    Step 5

    If everything’s in order, you’ll exchange contracts, which means neither party can pull-out without penalty.

    Step 6

    Your solicitor will prepare any final statements and fees

    You’ll then sign the property transfer deeds in front of a witness and then...

    Completion!

    Step 1

    Your chosen solicitor will take a deposit from you and begin to carry out Local Authority searches for the property.

    Step 2

    The contract details are prepared and you’ll receive a fixtures and fittings document to have a check through.

    Step 3

    There will be back and forth as your solicitor and the sellers solicitor deal with any enquiries and answers.

    Step 4

    Additional enquiries and searches will be carried out which will lead to the property title being approved.

    Step 5

    You’ll receive your official mortgage offer from your chosen lender.

    Step 6

    Contracts and mortgage agreements are prepared and you’ll sign some documents with your solicitor.

    Your solicitor will then confirm they have received your signed paperwork and deposit, with the sellers solicitor.

    Step 8

    You’ll organise a completion date to suit everyone in the chain, and the property transfer deeds are sent to the sellers solicitor.

    Some last minute searches are made, and any monies and final fees will be organised.
